These are the latest planning applications for the Royal Borough of Windsor and Maidenhead.

Pending: Two homes in Maidenhead could be knocked down and replaced with flats, if the Royal Borough approves the plans.

The properties in Forlease Road date back to the 1930s-1950s and are currently vacant.

East Oakland Ltd is looking to demolish and replace them with an apartment building up to three storeys high.

The proposed residential building would include 12 flats ranging one, two and three-bedrooms.

Six car park spaces are planned at the development as well as a communal roof garden.

A planning, design and access statement, prepared by Model Projects, said the development was likely to attract lower levels of car ownership due to it being a ‘highly accessible location’.

A total of 12 cycle parking spaces are also planned.

The scheme will create ‘high-quality enjoyable living spaces’, the planning documents said.

Pending: An office building in Maidenhead is looking to reduce parking provision on site and add more office space instead.

The Yard in Bell Street – formerly known as Malvern House – is an office building which dates back to the early 1990s.

It undertook a ‘notable renovation’ project, which finished in 2021.

Now, Liberi Rock Investments Limited is looking to add additional office space at ground floor level where parking is currently located.

A planning statement submitted by Hume Planning Consultancy as part of the application said the building has a total of 64 parking spaces over ground and basement levels.

It added that this is an ‘overprovision’ of parking compared to the council’s parking standards.

The floor space of the office unit would be below 100sqm, with no exterior changes to the outside of the building.

Approved: RBWM approved a set of plans looking to convert an office building into flats.

RAW Group Sub 1 Ltd proposed to convert a four-storey office building at 72-80 Moorbridge Road into 28 flats.

The building is vacant, but it was previously occupied by four businesses: Mapi Ltd, Lexis Nexis Ltd, Anaplan Ltd and Norebo Europe Ltd.

Two previous applications to convert the office building into 36 and then 27 flats were turned down.

At the time, planning officers raised concerns over nationally described space standards (NDSS) not being met and then due to proposed exterior changes to the building.

Any alterations to the outside of a building fall out of the remit of a change of use application.

But the third set of plans, for 28 flats, were put together to ‘maximise natural light and internal amenity space’ according to the planning statement submitted by Vaughan Architects as part of the application.

It said: “The revised scheme no longer proposes any external works to the site, nor does it include any alterations to the building’s external façade.”

The mix of apartments will include studios, one and two-bedroom units.

An existing parking court on site with 34 spaces for residents will be retained. Four visitor spaces and two accessible bays were also added to the revised plans.
