Empty 50,000sqft offices are 'natural next step' for new Maidenhead self-storage facility

An empty office spanning 50,000 square feet will soon be transformed into a self-storage facility in Maidenhead.

Vanguard Self Storage has received planning permission to convert the giant vacant office on Norreys Drive into its newest branch.

The office building will be transformed into a 660-unit self-storage facility offering 40,000 square feet of lettable space and ‘secure, versatile storage solutions’.

The planning approval marks Vanguard’s tenth location in England, and the refurbishment is expected to take six months.

Vanguard Self Storage managing director Will McCullagh said: “Maidenhead is a natural next step for us.

“It's a rapidly growing, affluent town that has benefited from the introduction of the Elizabeth Line, improving connectivity to London and the surrounding region.

“It's mix of businesses and residents makes it an ideal location for a modern, secure storage facility, and we're looking forward to bringing Vanguard's high standards of service to the community in early 2026.”

In line with Vanguard’s other premises, the new Maidenhead store will feature a historical centrepiece as a focal point for the site.

A de Havilland Vampire aircraft, currently being restored, will be displayed in the atrium – the second in Vanguard’s collection after the first was installed at the Bath branch earlier this year.

The new site will feature three floors of versatile storage units in various sizes, as well as a triple-height reception area to showcase the restored De Havilland Vampire.

Enhanced security measures include individually alarmed and electronically locked storage units, 24/7 CCTV monitoring, automated sliding gates, and perimeter fencing.

The site will also be staffed during all access hours.

There will be indoor loading bays, two 3.5-tonne Kone lifts, staff and customer facilities, and 24 dedicated parking spaces.

Finally, some sustainable features include a 100kWp rooftop solar PV system, energy-efficient lighting, EV charging, and cycle parking.

The facility is expected to generate additional employment opportunities in Maidenhead, as the company believes such sites can support more than 100 jobs in related businesses based on experience from its Bristol store.

The company also expects indirect employment benefits for local businesses.
